Finalizing the purchase of a home can be quite exciting as you start to
plan your future with your spouse. However, there are several things that you need to be wary of
when purchasing your first home.
One common mistake that many inexperienced buyers make is to assume that
everything in the home will be included when the seller finally moves out.
Make sure to get everything in writing
Just because the seller leaves a pool table in the house does not mean
that you are automatically entitled to own it. In fact, the opposite is true as the seller can
choose to take it with them or leave it unless it is specified in writing.
If you do not get this in writing the seller has every right to take what
is theirs while leaving whatever they want.
Any object that is not directly attached to the home is considered
personal property. This can range from furniture, appliances, picture frames and even flower
beds.
Some sellers may not take it this far to remove flower beds but you would
be surprised. This is why it is important that you specify exactly what will be included in the
sale price and what the seller is allowed to take.
Be firm in your negotiations
Sellers are often hopeful that they will have an inexperienced home buyer
so they can take advantage of them.
As ridiculous as it may seem to have kitchen cabinets or outdoor garden in
writing, it is completely necessary. Once the home is closed then it will be difficult to further
enter negotiations and you will have to make due.
Even if the seller gives you their word that certain items will stay in
the home it is not legally binding unless it is documented.
When choosing a real estate agent make sure you choose someone who is
experienced and knows what they are doing. If you are not careful you could wind up with no rugs or
discover that the rose bushes were removed in your front yard.
